K&K Mobile Home Park
RULES & REGULATIONS

			
	These are rules and regulations of K&K MHP. 
	Many of these rules are to protect a desirable life style; 
	others are what is required by law. They pertain to all residents and guests.

1.   Noise or conduct which is a nuisance to neighboring residents, or which management finds
objectionable, is of course prohibited at all times. Quiet hours are between 10:00 pm and 8:00
am. If your neighbor can hear your radio or TV after 10:00pm it is considered a nuisance.

2.   No four (4) legged pets are allowed for permanent residents. Pets accompanying guests 
are permitted in the Park, but the pet must remain in the mobile home, and not over twenty-four hours. 
All pets must be walked outside the Park grounds. The pet must not be over 30 pounds. 
The park prohibits "aggressive breeds and breeds that can be breed for aggression".

3.  Visitors are welcome. An invitee shall not stay with a tenant of the Park more than fifteen
consecutive days, or thirty days per year; section 723.051 (3) Fla. Statutes. Homes will not
be occupied by anyone unless the owner or a member of his immediate family is at that time
in residence. An immediate family member is: mother, father, sister, brother, son or daughter.
No renting, sub-letting or temporary assignment is permitted without the owners permission. Many 
senior citizens cohabit, but are not legally married, therefore, if two people are living together, 
one will not be considered a guest, however, they must both be 55 years of age or older in 
order to reside at K&K Mobile Home Park.

4.  It is the responsibility of each resident that his home and lawn (including mowing) are maintained in
compliance with Park policy and applicable building, housing and health codes. Front planters and
designated planting areas around your home must be maintained through the summer months, or
protected by weed growth by removing plants, applying weed killer and covering with thick plasticand
heavy weights. All homes should be clean and properly painted. No towels, wearing apparel, or other 
items may be hung from the exterior; clothes lines other than umbrella-type are not permitted. 
   (A large area with clothes lines is provided just outside the laundry' room for resident's use). 
Temporary or permanent additions of any type must be approved by the building inspector before 
work is started. In the event resident does not take proper care of his home, management reserves 
the right to do the necessary work, or to hire someone to do the work and charge the resident for the 
cost involved. If resident does not pay for these cost in a timely manner, Park owners and management 
will pursue other options available for collection.  Only patio or outdoor type furniture is allowed on carports 
or patio's. NO STUFFED FURNITURE.   Bikes and lawn equipment are allowed, however, 
they should be locked or put away daily to prevent theft. The front side, and back of your home 
cannot be used as a storage area.

5.  Garbage and household trash is to be in plastic bags tied and placed at nearest comer or on
ONE SIDE OF THE STREET ONLY on days and times designated by management. 
The Park does not pick up old furniture, appliances, large pieces of wood, sheetrock, paneling, carpet, 
or bedding. Make arrangements with Richard Bodner at 756-0156 or Solid Waste Mgt, 795-3422 
to pick up anything that will not fit into a plastic bag. If you take any items to the dumpsites, only put 
YARD WASTE in the YARD WASTE container. The other is for garbage and trash.

6.  Please observe the 10 M.P.H. speed limit signs in the Park. They are for the safety of all. No
motorcycles shall be operated in the Park. (They should be pushed when inside the Park
limits.)

7.  The planting of trees, shrubs and flowering plants is encouraged. However, please discuss
placement with management before planting any large tree or shrub.

8.  Should a resident desire to sell his or home, the management must be notified. Any for sale
sign placed on a home by a resident or broker must be no larger than nine by twelve inches
in size, and placed in a window or screen room.

9.  Management reserves the express right to approve entrants to the Park, whether as a resident or guest. 
It is understood and agreed that the K&K Mobile Home Park is an adult retirement community, with no resident
 permitted under the age of fifty-five (55)  This Community is intended and operated for occupancy by persons 
55 years of age and older and, as such, adheres to the requirements of the Housing for Older Persons Act of 1995. 
Consequently, at least 80 percent of the occupied units must be occupied by at least one person who is 
55 years of age or older as the date of occupancy. At the time of application for initial occupancy, 
or upon demand of Community Management, all prospective residents and all existing residents shall be required to 
produce for inspection and copying, one of the following age verifications documents: driver's license; 
birth certificate; passport; immigration card; military identification; other valid local, state, national or international 
documents containing a birth date of comparable reliability or a certification in a lease, rental agreement, 
application, affidavit or other document signed by any adult member of a household asserting the age of 
the occupants of said home. The minimum age for all residents is 45. Notwithstanding the above, 
the Community Management reserves the right, in its sole discretion, to grant exceptions to the 
minimum age requirements of this Rule, while still maintaining compliance with the 
Housing for Older Persons Act of 1995.

10.  No alcoholic beverages shall be consumed or served on or about any Park recreation space with the exception 
of private parties for residents only in the clubhouse, with approval of management and subject to the policies regarding
the service of alcohol.      12/30/2001    

11.  Residents shall be responsible for all damages occurring as a result of sewer blockage between resident's home 
and the riser pipe

12.  Residents or resident's guests shall not park in a manner which obstructs other vehicles. Do not park on your 
neighbors property without their permission.

13.  Prior to leaving, all winter residence must clear their driveway, patio, and carport of all furniture, hanging plants, 
potted plants, yard ornaments, ect. This is to protect your home and other in case of severe summer storms and hurricanes.

14.  Motorcycles (visitors) may be driven in the park to residents property only while visiting. 
Residents may own a motorcycle of any type with the complete understanding that they are not to be driven on 
any road in K&K Mobile Home Park. 5/31/2007

New rules or regulations, or changes in existing rules and regulations will become effective upon ninety 
(90) days written notice being given to the residents.
